Net-Zero Energy Upgrades

Akro standard construction includes the following upgrades:

1. 3″ x  6″ pressure treated sill plates
2. Steel I-Beam frame for seismic stability
3. All ductwork in conditioned airspace
4. 1/2″ space between siding and exterior wall subsiding for rain drain
5. Long-lasting concrete tile roof with space between tile and roof sheeting to eliminate thermal bridging and provide continuous air drying.

Optional Net-Zero Energy upgrades: (Cost will be adjusted to respective house plans)

1. 8″ exterior walls with staggered studs to eliminate thermal transfer. 
2. Raised heel trusses to allow for full insulation depth above exterior walls. 
3. Triple pane windows  reduce thermal transfer. 
4. Closed-cell spray foam plus blown-in fiberglass for walls R-41, floor R-45. 
5. Increase blown-in fiber glass in attic from R-49 to R-60. 
6. Extra insulation in garage, floors,  sound proofing. 
7. Add conduit from electric meter to attic to facilitate future solar panel installation. 
8. Third party certification for energy efficiency needed for utility incentives and tax rebates.

Allowances in the Construction Budget are Buyer’s choice to allocate:

2. Light fixtures
3. Counter tops
4. Appliances
5. Floor covering
6. Exterior wall stucco
7. Vacuum system
8. Heating
9. Cooling
10. Interior wood trim
11. Interior painting
